Sapphire Beach 2nd tier

Sapphire Beach 2nd tier
Mahahual, Quintana Roo, Mexico
$75,000 - Land
16

Sapphire Beach 2nd tier Lots 3B and 4B are located on the west side (non ocean side) of the beach road with National Forest along the backside. A maintained foot path just across the road allows access to the beautiful white sand beach of the Caribbean.  Because the property is not directly on the beach, it’s more protected from potential storms, 1/3 of the price of direct beach front, and its thick with lush vegetation and palm trees of all types.  Each lot is priced at just $75,000 each.

Lot 3B is 36 x 95 m deep for a total of approximately 3,726 sq m; Lot 4B is 36 x 85 m average, for a total of 3,060 sq m.

Sapphire Beach 2nd tier Lots 3B and 4B are located at the north entrance to Costa Maya Sapphire Beach, which is two km (1.5 miles) from the paved access road that leads to Mahahual. Unlike other lots on the west side of the beach road, Angels Landing has already been cleared and prepared for future development.  It’s zoned for high-density use and could easily be developed for a full or part time residence, or perhaps a small hotel or bed-‘n-breakfast. The price of the lot, combined with its unusually large size, high-density zoning and accessible location, also make the lot ideal for a small commercial enterprise that could provide goods and services to this growing beach community.  Sapphire Beach 2nd tier Lots 3B and 4B will soon be served by the brand new electrical grid extension.  Rio Indio – Sapphire Beach is the only non-commercial beach community to have access to dependable, Federally-subsidized electricity outside of Mahahual.

Sapphire Beach is one of the most desirable addresses along all of the Costa Maya.  That’s because Sapphire Beach is more than just a beach. It’s a community with a standing Home Owners Association that is committed to maintaining the beaches, the roads and the flora and fauna of the beach environment. Sapphire Beach was once part of a large coconut palm plantation, so coco laden palm trees and chit palms are the predominant landscape feature.

Only several hundred meters offshore, the Mesoamerican Barrier Reef helps protect the coastline from possible turbulent seas. The coral reef, often known as the Mayan Barrier Reef, is the second largest barrier reef in the world – second only to the Great Barrier Reef in Australia – and extends 600 miles from the Yucatan Peninsula to Honduras.  A diver’s and snorkeler’s paradise, the Reef is home to 300 hundred species of fish.

Sapphire Beach is known for its powdery white sand and Caribbean aquamarine water – the kind of beach scene that sells postcards.
